People looking to sell their houses could find a reduction in the amount they pay to dual fuel providers for their energy each month is a significant attraction to potential buyers.

Consumer Focus notes Energy Performance Certificates in their current state are having little effect on four out of every five individuals in the market for a new property.

The certificates are designed to make a reduction in bills a realistic possibility by offering targets and areas in which improvements can be made.

But with the documents failing to provide significant reassurance, it could be up to sellers to go the extra mile by carrying out the work – perhaps by comparing electricity prices online and making a switch of supplier – before putting their homes on the market.

"If prospective buyers and tenants could easily compare how much their energy bills are likely to be in different properties, they could negotiate a price based on their new home's energy efficiency," says Liz Laine, energy expert at the organisation.

Consumer Focus recently said it understood the confusion of customers angry at British Gas' profit margins, despite its price hikes.
